Terms of Service

1. Acceptance of Terms

By accessing and using Bloc ("the Service"), you accept and agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use the Service. These Terms are governed by the laws of the Republic of Singapore.

2. Description of Service

Bloc is a property marketplace platform that connects property seekers with verified real estate agents in Singapore. We provide listing services, enquiry management, and related tools for agents and users.

3. User Accounts

You are responsible for maintaining the confidentiality of your account and password. You agree to accept responsibility for all activities that occur under your account.

4. Agent Verification

Agents must provide valid CEA (Council for Estate Agencies) registration numbers. We verify all agent credentials but do not guarantee the accuracy of listing information provided by agents.

5. Listing Guidelines

Agents agree to:

  • Provide accurate and truthful property information
  • Only list properties they are authorized to represent
  • Update or remove listings promptly when properties are sold or rented
  • Respond to enquiries in a professional and timely manner

6. Prohibited Activities

Users may not:

  • Post false or misleading information
  • Spam or harass other users
  • Attempt to circumvent platform fees or policies
  • Use the Service for any unlawful purpose

7. Subscription Plans and Fees

Bloc offers subscription plans for agents at various tiers (Associate, Partner, Principal). By subscribing to a plan, you agree to the following terms:

  • Subscription fees are charged in Singapore Dollars (SGD)
  • Fees are billed in advance on a recurring basis (monthly or annually, depending on your selected billing cycle)
  • All prices are inclusive of applicable taxes unless otherwise stated

8. Automatic Renewal

Your subscription will automatically renew at the end of each billing period (monthly or annually) unless you cancel before the renewal date. By subscribing, you authorize us to charge your payment method on file for the applicable subscription fee at the start of each new billing period.

For monthly subscriptions: Your subscription will automatically renew each month on the same date as your initial subscription, and your payment method will be charged the then-current monthly fee.

For annual subscriptions: Your subscription will automatically renew each year on the anniversary of your initial subscription, and your payment method will be charged the then-current annual fee.

We will attempt to notify you via email before each renewal. However, failure to receive such notification does not affect the validity of the automatic renewal or your obligation to pay.

9. Payment Methods and Failed Payments

You must provide a valid payment method (credit card or debit card) to subscribe. Your payment information is securely processed by our payment provider, Stripe. We do not store your full card details on our servers.

If your payment method fails (due to expiration, insufficient funds, or other reasons), we will:

  • Attempt to charge your payment method again over the following days
  • Notify you via email of the failed payment
  • Request that you update your payment information

If we are unable to collect payment after multiple attempts, your subscription may be suspended or cancelled, and your access to agent features (including active listings) may be restricted.

10. Cancellation Policy

You may cancel your subscription at any time through your account dashboard or by contacting our support team. Upon cancellation:

  • Your subscription will remain active until the end of your current paid billing period
  • You will continue to have full access to all features until the billing period ends
  • No further charges will be made after cancellation takes effect
  • Your listings will be unpublished when your subscription ends

To avoid being charged for the next billing period, you must cancel your subscription before the renewal date.

11. Refund Policy

All subscription fees are non-refundable. When you cancel your subscription, you will not receive a refund for any remaining time in your current billing period. However, you will retain access to all paid features until the end of that period.

We may, at our sole discretion, provide refunds or credits in exceptional circumstances. Requests for exceptions should be directed to our support team.

12. Price Changes

We reserve the right to modify subscription prices at any time. If we change the price of your subscription plan:

  • We will notify you at least 30 days before the new price takes effect
  • The new price will apply from your next billing period after the notice period
  • If you do not agree to the price change, you may cancel your subscription before the new price takes effect

13. Credits and Usage

Subscription plans include a monthly allocation of credits for promotional features (boosting, featuring listings, etc.). Credits:

  • Are granted at the start of each billing period
  • Do not roll over to the next billing period
  • Have no cash value and cannot be refunded
  • Expire at the end of each billing period or upon subscription cancellation

14. Limitation of Liability

Bloc is a platform connecting buyers and sellers. We are not a party to any transaction between users and agents. We are not liable for any disputes, damages, or losses arising from property transactions. To the maximum extent permitted by Singapore law, our total liability shall not exceed the fees paid by you in the 12 months preceding any claim.

15. Termination

We reserve the right to suspend or terminate accounts that violate these terms or engage in fraudulent activity. Users may terminate their accounts at any time, subject to the cancellation terms above.

16. Changes to Terms

We may modify these terms at any time. We will notify users of material changes via email or through the Service. Continued use of the Service after changes constitutes acceptance of the new terms.

17. Governing Law and Dispute Resolution

These Terms shall be governed by and construed in accordance with the laws of the Republic of Singapore. Any dispute arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of Singapore.
